Parcel to be become new Clairborne neighborhood

LANDRUM—South Tyger Properties, LLC recently donated 18.62 acres of open forest space to the City of Landrum. The land was donated on the condition that the City Council approves the new site for the Claiborne residential subdivision. The Council had already approved the donation to be used as such during a meeting in the summer of 2023.

The site is located on West Jones Street, with a portion of Spivey Creek running through the parcel. The development will be within easy walking distance of downtown Landrum and adjacent to the Cunningham Market Pavilion, home of the Landrum Farmers Market. The Cunningham Market Pavilion hosts the summer concert series of Music at the Market along with a wide variety of other community events.

The Claiborne Development will contain two separate communities totaling 155 detached single-family homes with Spivey Creek dividing the property.  The neighborhood will also feature a common area, an open pavilion, a “tot lot” for children and mulched trails throughout to enhance the pedestrian connectivity and promote active lifestyles. The development property is located between South Randolph Avenue and West Finger Street.

“This will be the City of Landrum’s first development utilizing the new Flexible Review District that encourages greater variety in site planning and residential design with an emphasis on protecting open space,” said City of Landrum Marketing and Public Relations Specialist Tricia Taber.

Home construction is planned to begin in the summer 2024.
