Tryon Estates remains Polk’s top taxpayer for 2015

Adult Communities Total Services (ACTS), or Tryon Estates, remained Polk County’s top property taxpayer for the county’s fiscal year ending June 30, 2015.

Polk County’s 2015 audit report included statistical information, including the top 10 taxpayers in 2015 compared to the top 10 taxpayers in 2006.

Tryon Estates taxable assessed property value for 2015 was $49,056,758 compared to its 2006 value of $42,834,054, when it also held the top taxpayer spot in Polk County, according to the audit report.

Coming in as second highest property taxpayer in 2015 was Alianza Trinity, previously PAR LLC Holdings and Bright’s Creek Holdings, which had a taxable assessed value of $40,954,017, according to the audit report. Alianz Trinity’s 2006 assessed property value in 2006 was $6,181,972, when it was Polk’s fifth top taxpayer.

Duke Energy was Polk’s third top taxpayer in 2015 and Polk’s second top taxpayer in 2006, according to the audit report.

Duke’s taxable assessed value in 2015 was $26,645,894 compared to $11,960,020 in 2006.

Tryon Equestrian Properties, previously White Oak Development, was listed as Polk’s fourth top taxpayer in 2015 and not listed in 2006. Tryon Equestrian Properties had a taxable assessed property value of $14,473,349 in fiscal year 2015, according to the report.

RL REGI-NC Little Wing LLC, previously Tryon Investment Properties, was Polk’s fifth top taxpayer in 2015 with an assessed property value of $11,100,599, according to the audit report. Tryon Investment Properties was not listed in the 2006 report.

Rutherford Electric Membership Corporation was listed as Polk’s sixth top taxpayer in 2015 and Polk’s fourth top taxpayer in 2006, according to the report. Rutherford Electric’s 2015 taxable assessed property value was $11,694,238 in 2015 compared to $8,574,662 in 2006, according to the audit report.

Coming in as seventh, eighth, ninth and tenth respectively for 2015 was Green River Farm LLC ($8,045,121), Byana LLC ($7,674,575), Hidden Springs Holdings ($7,429,367) and Travis Oates LLC ($7,362,470), according to the report.

In 2006, Green River Farm LLC was Polk’s ninth top taxpayer and others in 2006 did not make the 2015 list of top 10 taxpayers.

In 2006, Alltel Carolina Inc. was Polk’s third top taxpayer with a then assessed property value of $9,324,630; White Oak Manor Inc. was Polk’s sixth top taxpayer in 2006 with an assessed property value of $5,616,980; Tryon/Columbus Retirement Associates was Polk’s seventh top taxpayer in 2006 with an assessed value of $5,577,908; Public Service Co. of NC was Polk’s eighth top taxpayer in 2006 with an assessed value of $5,202,780 and Home Realty and Insurance Co. was Polk’s tenth top taxpayer in 2006 with an assessed property value of $4,235,893, according to the report.

In 2015 (as of June 30), Polk’s top ten taxpayers had a combined assessed property value of $184,436,388 compared to Polk’s top ten taxpayers of 2006’s combined assessed property value of $103,997,769, according to the report.

In 2015, Polk’s top ten taxpayers made up 66.5 percent of the county’s total taxable assessed value. In  2006, the county’s top ten taxpayers made up 59.57 percent of the county’s total taxable assessed value, according to the report.

Polk County’s tax rate in 2006 was 68 cents per $100 of property valuation. Polk County’s 2015 tax rate and current tax rate is 51.75 cents per $100 of property valuation.
