Derbyshire moving ahead with development plans

ent, proposed at Lake Sandy Plains in Polk County is moving forward after gaining preliminary plat approval on two additional phases.
The Polk County Planning Board recently approved preliminary plats for phases I and II of the project. Phase I received final plat approval in 2007 with 57 lots in phase I.
The entire development is now proposed at 112 lots on about 150 acres around Lake Sandy Plains on the northeastern edge of the Collinsville area.
The development was cause for stir last year as Collinsville residents after seeing the development urged the county to implement five-acre agricultural zoning. A new district (AR-5) in the area was created and is known as the &dquo;Old Collinsville Farm District.&dquo;
The AR-5 zoning was approved last year in the area and was done on a voluntary basis.
