Light industrial park planned in eastern Polk Co.

A development that would include a mix of light industrial and residential lots may be coming soon to eastern Polk County.

William Day has proposed a 54-lot development on 164.58 acres off Hwy. 9 near the intersection with U.S. 74.

The industrial park master plan submitted to the county says the industrial lots would be on the northern side of the development, closest to the Hwy. 9 interchange with U.S. 74. The residential lots would be on the southern side of the development.

The master plan will be reviewed by the Polk County Planning Board at its meeting&bsp; Thursday at 7 p.m. in the Womack Building in Columbus.

The Day Industrial Park plan is one of several master plans submitted to the county recently.

Thursday&squo;s agenda also includes master plans for White Oak – Tryon, Highlands at Walnut Creek, Oates Property, and the Farms at Mill Spring.

The Polk planning office says some of the master plans may have been submitted so developers could be assured that they can proceed under current land use regulations. The county recently has considered raising minimum lots sizes, possibly to as much as 7 acres for subdivisions with six or more lots.

The planning office also says the county may have seen master plans for a few of the subdivisions in the past, but the county did not have a provision for approving master plans in its subdivision ordinance until last May.

If the county approves a master plan, the developer has two years to proceed under the subdivision regulations in place at the time of the approval.

White Oak – Tryon, formerly known as White Oak Plantation,&bsp; previously submitted a master plan and has already had some of its initial phases approved.

The latest master plan is very similar to plans submitted previously. It calls for seven phases to be completed over the next two and a half years with a total of 539 single family lots and 304 multi-family lots on 1,087 acres.

The master plan for Highlands at Walnut Creek is also very similar to plans submitted previously for the subdivision, located in Coopers Gap Township. The plan calls for 250 homesites on 582 acres.

Plans for the Oates Property, located between the northern side of Lake Adger and Lake Adger Road, include 65 lots on 344 acres, with an average lot size of 5.3 acres. The subdivision plan replaces a previously submitted plan for a smaller subdivision on less acreage called Woodland Streams.

The master plan for The Farms at Mill Spring includes 31 lots on 339 acres with an average lot size of 10.9 acres. Subdivisions in which all lots are less than 10 acres are exempt from the county subdivision ordinance, but the county says a few of the lots in the subdivision are under 10 acres so the developer submitted&bsp; a plat. The Farms at Mill Spring, located off Hwy. 108 in White Oak Township, has been under development for a couple years.

Thursday&squo;s agenda also includes the final plat for Warrior Ridge, a 32-unit condominium development on 53 acres off Ocean View Drive, between Saluda and Tryon.

Also in Saluda Township, the preliminary plat for the first phase of Walter Pace Properties, which includes 12 lots on 28 acres, will be considered Thursday by the planning board.
